Context and challenge
Słoneczny Zakątek is a small estate in Sieradz: 19 two-flat buildings in three groups, 38 flats of 76.18 m² each, the ground floor with a terrace and a garden, the first floor with a balcony. The developer had banners, renders, floor plans and a domain with nothing on it. A buyer who saw a banner had nowhere to look at a flat before calling.
A housing site is read by people about to spend the largest sum of their lives, so every number on it has to hold. The first draft did not: its distances to schools and shops were guesses, and seven of seven turned out wrong once measured. The site also had to load at once on a phone, since that is where a banner sends people, and every enquiry had to reach the sales office without passing through anyone else.
Solution
I designed two directions, a classic and a modern one, and the classic went live. The hero is a film made from the developer’s own renders: three views of the estate at sunset with a slow camera move, starting only after the page has loaded, so it never slows the first screen. Both flat types open in a dialog with the 3D visualisation and the 2D plan side by side with the room list, and the site plan shows all 19 buildings in one row as the zoning plan lays them out. A flat picker over that plan is built in and waits for the sales office to send availability.
Every fact on the page traces to a document: the floor plans, the banners, or a measurement. I measured the distances to the nearest shop, preschool, school, park, market square and the S8 junction in OpenStreetMap and drew the map from the same data. The exact plot is not public yet, so the map shows the zone between the two streets and not a pin.
The site is React compiled ahead of time and prerendered, so the full text is in the HTML before any script runs, and the scripts start a second after the page loads. It sits on the developer’s own home.pl hosting, where I set up the domain, the certificate and the sales mailbox; the form sends through that mailbox over authenticated SMTP, signed with DKIM, with the buyer’s address ready for a reply. Structured data, a sitemap and llms.txt let search engines and AI assistants read the estate as an estate. The site sets no cookies and loads nothing from outside companies, so it needs no consent banner.
